Oak Stone Development Fund I LP is a $25 million private investment vehicle designed to efficiently and profitably acquire, redevelop, and sell premium residential properties in the most affluent neighborhoods of the Dallas/Fort Worth Metroplex. Neighborhoods benefitting from structural safeguards and power demographic trends that create a defensive investment environment with above average return potential.
Investor Capital will be diversified across between 30 and 50 individual development projects over the life of the fund, with capital deployed evenly following closing of the fund. Each project is expected to return capital in approximately 14 months with monthly distributions to investors beginning in Month 13. The fund targets a net IRR, after management fees, of approximately 35% with a net MOIC in excess of 3.5x.

These projections are based on the redevelopment and resale of undervalued homes in high-demand neighborhoods and assume conservative sales price appreciation. How often are Distributions Made?Distributions are expected to begin around month 13 of the fund’s life and are expected occur monthly thereafter.
